The 2,000 acre business park is accessible via three major interchanges located on the State Route 161 Expressway and includes shovel-ready Greenfield sites and state-of-the-art speculative office space. Development Opportunities
Water’s Edge is a new 265,000 square foot class A office project located along the SR 161 Expressway. This speculative office project is developed by a joint venture partnership between The Daimler Group, The New Albany Company and The Georgetown Company. Travel Solutions is the first tenant to locate in Water’s Edge.
The Shoppes & Offices at Smith’s Mill, strategically located across the street from the award winning Mount Carmel New Albany Surgical Hospital, provides retail amenities and class A office opportunities to a growing medical industry cluster.
The Research & Information District is 627+/- acres targeted specifically to research, development and technology business industry clusters. The sites provide “secluded accessibility” unique to data center requirements. At build out the R&I District will eliminate over 500 housing units from the New Albany Plain Local School District, create 6.2 million square feet of commercial development, add 6,000 jobs and generate approximately $5,400,000 in annual revenue for the community.
- PharmaForce specializes in the research and production of sterile pharmaceuticals. The first phase of the project is 70,000 square feet and includes facilities for administrative headquarters, research and the production facilities. They will create 200 jobs with an annual payroll of over $9,000,000. The annual revenue generated from the income tax will be approximately $180,000 shared with the school district.
- Nationwide looked throughout the country to find a site for its new data center project before choosing a 45 acre site in the R&I District. The project includes a high tech facility that is 120,000 – 240,000 square feet. The company will bring 40 new jobs to New Albany (and the state of Ohio) with an average salary of $60,000. The cost per square foot of construction is estimated at $800 (the typical cost per square foot for a class A office facility is $125). The village recognized the fact that the valuation on data centers is much higher than typical office facilities and therefore the real property tax value to the schools would be higher. The project will bring approximately $470,500 in revenue to the community. The Village will receive approximately $30,000 per year in revenue from the project. Over $310,000 per year will go to the school district and over $23,000 per year will go to Plain Township.
